NORTHGATE III

Worked on while a Project Team Member at Baylis Architects:  This 135+ unit mixed-use multi-family project provides a variety of living spaces that are supported by open courtyards and plazas, thoughtful amenities, and active retail opportunities. There are four live/work units on the ground floor that face the main access street allowing for the development of sensible retail in a location with burgeoning commerce. The project engages the street and pedestrian areas with landscaped open space and stepped back building massing that respects human scale. The project provides a distinct urban edge where the building borders streets while also providing privacy and refuge for its residents on the non-street sides with a large above grade courtyard. NG III is also characterized by responsible site stewardship through active storm-water runoff control in the form of bio-retention planters and conscientious landscaping.
